What's different about buying in Scott County versus Rock Island County?
Everything downstream of which state you're in. Iowa's Scott County uses Iowa Title Guaranty rather than private title insurance, has no mortgage recording tax, and offers Iowa Finance Authority buyer programs. Illinois's Rock Island County uses conventional title insurance, has different transfer taxes, and offers IHDA programs instead. Two similar houses across the river can carry noticeably different monthly payments.

What credit score do I need to buy a house in the Quad Cities?
FHA generally allows scores down to 580 with 3.5% down, conventional typically starts near 620, and Iowa Finance Authority programs require 640. What sits behind the number matters as much as the number — recent late payments weigh more heavily than old ones. If you're not approvable today, we can usually tell you what would change that.
Do you offer construction and renovation loans?
Yes. Renovation loans finance the purchase and the improvements in a single mortgage based on the home's after-repair value, which is how buyers take on properties that need work without a separate line of credit. Construction loans fund a build in draws and convert to permanent financing. Both need more lead time than a standard purchase.
Can I buy a fixer-upper with a renovation loan?
Often, yes. The loan is sized against what the home will be worth once the work is finished rather than what it's worth today, with the renovation funds held and released as work completes. It requires contractor bids and more coordination up front, but it opens up housing stock that a standard loan simply won't touch.
What is a jumbo loan and when would I need one?
A jumbo exceeds the conforming loan limit — $832,750 for a single-unit property in most counties in 2026. Given Quad Cities price points, most buyers here never encounter one. When you do, expect stronger credit requirements, a larger down payment and more reserves. Limits change annually, so verify the current number.
How much are closing costs on the Iowa side versus the Illinois side?
Iowa closings generally run cheaper. There's no mortgage recording tax, and title coverage goes through Iowa Title Guaranty rather than private title insurance. Illinois closings involve conventional title insurance and different transfer taxes. Two comparable houses across the river can produce noticeably different cash-to-close figures.
Who will service my loan after closing?
Your loan may be sold or transferred to a different servicer, which is routine and doesn't change your rate or your terms. You'll get notice from both the old and new servicer with the updated payment address. Our team stays available to you regardless of who ends up servicing it.
