Can I buy a new home before I sell my current one?
Often, yes — there are several routes. You can qualify carrying both payments if your income supports it, use a sale contingency, or in some cases use bridge financing against your existing equity. Which one fits depends on your equity position and how much risk you want to carry. This is the question I get asked most, and it's worth mapping out well before you list.
How does buying and selling at the same time actually work?
The two closings are coordinated, usually with the sale closing first, often on the same day or a day apart. The pieces that need managing are the timing of your down payment funds, where you sleep if there's a gap, and what happens if one side slips. Sequencing it on paper early is what keeps it from becoming stressful in the last week.
What is a cash-out refinance, and when does it make sense?
You refinance for more than you owe and take the difference in cash, secured by your home. It typically makes sense for home improvements that add value, or for consolidating high-interest debt where the math clearly works. It makes less sense for anything that doesn't outlast the loan, since you're spreading the cost over up to 30 years.
How much equity do I need to refinance?
For a standard rate-and-term refinance, generally around 20% equity to avoid mortgage insurance, though options exist with less. Cash-out refinances usually require you to keep at least 20% after the new loan. FHA and VA both have streamline options with lighter requirements if your current loan is already one of those.

Do I have to sell my current home before I can get pre-approved for the next one?
No. I can pre-approve you carrying both payments if your income supports it, or pre-approve you contingent on the sale. Knowing which of those you are is the single most useful thing you can find out before you start looking, because it determines what kind of offer you're able to write.
Can I use the equity in my current home to buy the next one?
Usually, yes — the question is timing. Most people access it through the proceeds of the sale, which means coordinating two closings. If you need the equity before you sell, bridge financing or a cash-out refinance beforehand can work, though each carries costs worth weighing against just sequencing the sale first.
What's the difference between a cash-out refinance and a home equity line?
A cash-out refinance replaces your existing mortgage with a larger one at a new rate on the whole balance. A home equity line leaves your first mortgage alone and adds a second, usually variable-rate, that you draw on as needed. If your current rate is low, replacing the whole loan to access equity can be an expensive way to do it.
Can I refinance to remove an ex-spouse from the mortgage?
Yes, and it's one of the most common reasons people refinance. You'll need to qualify on your own income and credit, and a cash-out refinance is often used to buy out the other party's share of the equity. Note that the deed and the mortgage are separate documents — being removed from one doesn't remove you from the other.
How does paying off my current mortgage work at closing?
The title company orders a payoff figure from your existing lender, good through a specific date, and it's paid directly out of the sale proceeds at closing. You don't write a check for it. Anything left after the payoff and costs comes to you, which is typically the money funding your next down payment.
Should I refinance into a shorter term?
If you can comfortably carry the higher payment, it saves substantial interest and builds equity much faster. The trade-off is flexibility — a 15-year payment is mandatory, while extra payments on a 30-year are optional. If your income varies at all, the 30-year with voluntary extra payments is usually the safer structure.
