How long does the whole process take?

What is mortgage insurance and do I have to pay it?
Mortgage insurance protects the lender when you put down less than 20%. On a conventional loan it comes off once you reach 20% equity. On an FHA loan it usually stays for the life of the loan. It's a real cost, and I'll show it to you in the monthly payment from the beginning.
What should I avoid doing before closing?
Don't buy a car, open new credit cards, change jobs, or move large amounts of money between accounts without telling me first. The lender checks everything again right before closing. If something has to change, call me first and we'll plan around it.
